Eligibility for applying to registration of land/property in Gangtok, Pelling, Gezing in Sikkim is that the seller and buyer should be bonafied citizen of Sikkim and possess the Sikkim Subject Certificates or Certificates of Identification.  This rule does not apply for registration of urban sites.

Registration of land/property in Sikkim can be done at District Collectorate in district head quarters and in Sub Divisional Offices.  The procedure for registration of land/property in Sikkim is as follows:

For registration of land/property in Sikkim, the sale deed document shall be properly filled.  Then the document is produced before the Sub Divisional Magistrate.  The buyer and seller of the document are called by the Sub Divisional Magistrate.  If he is satisfied with the documents, he will give his approval for land registration.

The document that is produced for registration of land/property will then be sent to the registration clerk who verified the documents and a No Objection Certificates are issued to various banks, relatives of sellers and boundary landowners.  RC then issued one month objection period in which any written objection can be submitted regarding the land sale.  If no objections are received, the party has to pay 1% of land value as stamp duty and 4% as bank receipt as asked by the RC.  The process of land/property registration in Maharashtra will be completed in the presence of witness.
